Access Statement


Boot and Shoe Cottage is an 18th century cottage in a rural area. While we have endeavoured to make access as easy as possible, it is not suitable for wheelchairs or the very infirm


• The cottage has its own website and bookings can be made by e-mail, phone or letter.
• Detailed information is sent on confirmation of booking and any special needs can be addressed then.
• The nearest train station is Darlington, 12 miles, and the nearest bus stop is a 15 minute walk.
• We offer a frozen meal service and most supermarkets will deliver on-line orders

Arrival & Car Parking

• Directions are sent with confirmation of booking.
• There is car parking for 2 cars about 30m from the front door.
• Cars can be unloaded at the front gate, 8m from the front door.
• The garden path is paved with old stone slabs and there are 2 sets of 2 steps down to the  front door.
• Access is available to the back door on a level path.

Main Entrance

• The front door is 1m wide, with immediate access left into the sitting room.
• Ahead of you are the stairs, straight but fairly steep, which have a handrail.

Sitting Room

• The sitting room has space for free movement around the furniture.
• The sofa cushions are synthetic-filled.
• The sitting room, stairs and first floor are all carpeted.


• The kitchen / diner is 1 step down from the sitting room. It can also be accessed from the  back garden through French windows.
• The kitchen area is fitted with units at waist height.
• There is an electric cooker, fridge and dishwasher.
• There are shelves above the units
• There is free movement between the kitchen and dining areas.
• The floor is of ceramic tiles.

Utility Room

• The utility room is 1 step down from the sitting room. There is a front loading washer / dryer  and a Belfast sink.
• The floor is of ceramic tiles.
• The back door opens into this room with a step down.
• There is access to a small porch with recycling boxes and dustbin, the back garden, log shed and coal bunker


• There is a toilet and shower off the utility room.
• The floor is of ceramic tiles


• The bedrooms are on the first floor.
• The double bedroom is accessed from the main landing at the top of the stairs and has space  on both sides of the bed.
• The twin bedroom is accessed off a small landing 2 steps down from the main landing.
   It has an attic style ceiling (max height 2m).
• The twin beds are each accessible from one side only.
• All the bedding is feather and down, bed linen is cotton. Synthetic bedding can be  supplied on request.

Bathroom & WC

• The bathroom is accessed off the same small landing as the twin bedroom.
• It has an attic style ceiling (max height 2m)
• The flooring is non-slip “cushionfloor”

Outdoor Facilities

• The front garden is fenced and laid to lawn with a small border along one side.
• The back garden is walled and has a small gate to rough stone steps down to the river  bank. There are wooden table, chairs and bench.
